HousesGate Operator and Business Details

1. What this schedule is

1.1 This schedule records the operator and business details shared by the HousesGate consumer documents listed in section 5. Each document repeats only the details it needs. If a detail here changes, this schedule and each affected document change at the same time. This schedule is version v6, dated 2026-10-05, and publishes at /business-details.

1.2 If a document conflicts with the version of this schedule supplied with that document, that supplied version governs for that agreement until the documents are corrected together. This schedule never overrides a precedence rule stated inside another document, or the terms of an accepted cashback offer, even where this schedule was supplied with that agreement. Updating this schedule later does not change the parties, the offer, or any right that accrued under an agreement you already accepted. Any change to those happens only under that agreement's own terms, with the consents and notice the law requires.

2. The operator

2.1 HousesGate is the website and business name of Nabeel Irtaza Tunio, who is registered professionally as Ali Tunio (called Ali Tunio or the Operator in these documents).

2.2 Ali Tunio is an individual. He operates the HousesGate website personally. HousesGate is not a corporation and is not a partnership.

2.3 HousesGate is a website and business name. It is not a separately registered real estate brokerage. Ali Tunio provides regulated real estate services only through the Brokerage named in section 3.

3. Brokerage and listing data authority

3.1 Ali Tunio, Broker, is registered under the Trust in Real Estate Services Act, 2002 with HomeLife Landmark Realty Inc., Brokerage (the Brokerage), a brokerage registered under that Act.

3.2 Ali Tunio is the Member named in the PropTx VOW Datafeed Agreement dated March 18, 2026 with PropTx Innovations Inc. (PropTx). The listing data shown on the website comes from the VOW Data Feed licensed under that agreement.

3.3 The website operates under PropTx's VOW Policy and Rules. Ali Tunio's right to receive and display the listing data is personal to him as the Member. It is not a general public licence, it does not transfer with the website, and it does not belong to any other person or company.

3.4 The Operator personally owns and manages the website and its software. HomeLife Landmark Realty Inc., Brokerage is the employing brokerage through which he provides regulated real estate services. Personal ownership does not remove the Brokerage's advertising, supervision, VOW or other responsibilities under applicable law and licensing arrangements. Ali Tunio is the personal payer of his cashback offers; this does not exclude any statutory duty or liability of the Brokerage. Brokerage services are governed by the applicable brokerage agreements.

3.5 The VOW Data Feed is licensed personally to Ali Tunio as the Member under the PropTx VOW Datafeed Agreement dated March 18, 2026. Feed rights and any brokerage relationship with you do not transfer automatically to a new operator. A later change of operator or of the licensed VOW participant happens only through the separate steps PropTx and the law require, with the notice and any consent the law requires, and your personal information is handled as the Privacy Policy says. Updating this schedule does not transfer anything.

4. Contacts and notices

4.2 Notices to Ali Tunio may be sent electronically to [email protected]. This does not affect any requirement of law about how a particular notice must be given.

4.3 A telephone number is collected only if you ask for a service that needs one, such as requested brokerage assistance, and only if you choose to give it. We explain the purpose at collection, and you can choose another way to be contacted.

5. The document set

5.1 The documents publish at the routes in the table, and this schedule publishes at /business-details. The launch date is set on actual publication. The exact version of each document a person accepts is retained for that person's agreement.

5.2 The Website Terms of Use govern the website generally. The VOW Access Agreement governs access to restricted listing data and is accepted separately before that data is shown. The Privacy Policy governs personal information and cookie use. The Buyer Cashback Terms are a separate agreement between you and Ali Tunio about a cashback offer, and are accepted separately when an offer is accepted.

6. Business facts these documents use

6.1 Cashback: the cashback program described in the Buyer Cashback Terms is an invitation before an offer is accepted. Any cashback rate is set for a specific transaction in that transaction's Offer Schedule, which also states the Program Maximum Rate, the current ceiling for offers. This schedule restates no rate on purpose. Commissions are negotiable and not standard.

6.2 Cashback base and payment timing: the cashback base excludes GST and HST, and payment is due within 30 calendar days after the Brokerage actually receives the corresponding earned commission, and only after closing is completed. Ali Tunio later receiving his own share of that commission does not extend or defer that deadline.

6.3 Each consumer document applies from the date it is published on the website and, where acceptance is required, when you accept it.

6.4 This is a temporary personal cashback promotion during Ali Tunio's personal operation of HousesGate. It does not form part of a future corporate or brokerage business model. New offers stop when Ali Tunio closes the promotion, and no later than the end of his personal operation of the platform. The promotion does not continue into brokerage launch. Closure does not cancel an accepted cashback offer or another commitment binding on Ali Tunio. Outstanding personal commitments stay with their agreed payer unless lawfully changed with the required consent.

7. Public identification and a future operator

7.1 Public identification: Ali Tunio, Broker | HomeLife Landmark Realty Inc., Brokerage. HousesGate is the website and business name of Nabeel Irtaza Tunio, registered professionally as Ali Tunio. He currently owns and operates it personally. HousesGate is not a separately registered brokerage.

7.2 The names and permitted designations in section 7.1 must be clear and prominent in website advertising. The detailed ownership statement may appear in the legal footer and this schedule, but neither replaces the required prominent identification. Listing brokerage attribution is separately shown with each applicable listing.

7.3 A transfer to Tunio Investment Inc. or another identified corporation is planned only if investor financing is confirmed and the transfer is actually completed. No corporation is represented here as the current owner. A future transfer of the software is not a transfer of personal registration, brokerage authority or PropTx rights. Until an authorized change takes effect, these documents identify the current Operator. Section 3.5 and the notice and consent provisions of the other consumer documents apply to any change.
